Maintenance
Rock Point Real Estate practices preventative maintenance. Inspections are performed on each individual unit on an annual or semi-annual basis (depending on property type) to spot and correct any present or potential maintenance problems, as well as to identify improvements that would increase the rental value of the property. In addition, our staff conducts a monthly drive-by of the property to inspect the exterior and ensure that the tenant is caring for the property.
We also provide routine and emergency repairs in response to tenant notifications. In order to ensure resident loyalty and protect the property we aim to make repairs to plumbing, electrical, HVAC systems, and appliances within 24 hours. Less urgent repairs are typically addressed within 48-72 hours.
Residents have access to a 24 hour emergency number, and crisis repairs are made day or night to protect the property and serve the residents.
Repairs may be made by our maintenance staff or by hired contractors depending on the nature of the repair and the costs involved. We always aim to protect the owner’s bottom line and avoid unnecessary work or inflated repair costs. Any work performed by outside contractors is inspected thoroughly to ensure quality before invoices are paid.
For any repairs or renovations which would be over the cost limit agreed to by the owner in the management contract (typically $250) we obtain the owner’s permission before proceeding.
